Prague - Investors and entrepreneurs in construction support the Prague building regulations, the validity of which was suspended last week by the Ministry for Regional Development (MMR). According to builders, the regulations provided clear rules for construction in the capital, informed the executive manager of the Association for the Development of the Real Estate Market (ARTN) Monika Kofroňová. "The document of the new building regulations has been long awaited in the real estate market and is perceived among our members, investors, and builders as a regulation that was missing in the Czech real estate market and which brings the necessary order and a clear and comprehensible concept to the existing system,” she said. According to her, the association representatives watched with dismay the confusion that began to surround the regulations after the municipal elections, culminating in Friday's verdict from the MMR. Nevertheless, they welcomed that the ministry left at least the transitional provisions of the Prague building regulations in effect in its decision. This, according to the association, prevented uncertainty in the Prague construction market. "It is an adequate minimum that at least eliminates the legal uncertainty that the real estate market has been intensely perceiving. Any uncertainty is difficult to reconcile with the further development of economic activities of builders and investors in the Czech real estate market. Transparent and stable conditions for their business in the form of the Prague building regulations are crucial for them,” the association stated. The building regulations, which are an implementing regulation to the construction law, were approved in the summer by the previous city council under then-mayor Tomáš Hudeček. Before they came into effect in October, they sparked a heated debate. The billboard lobby initiated a strong media campaign against them because it opposed the regulation of advertising that the regulations entail. In contrast, architects, urban planners, and developers welcomed the change. The regulations introduce traditional city planning tools such as street and building lines, and regulated building heights.
