Brno - The proposal for Brno's zoning plan is set to be published on March 24, which is more than a week earlier than originally planned, said councilor Filip Chvátal (KDU-ČSL) today to ČTK. Before that happens, he has met with representatives of the city districts as well as representatives of associations and non-profit organizations to discuss the proposal and mitigate any potential future resistance. According to him, the meeting was very constructive.
Brno lacks a new zoning plan because the current one dates back to 1994 with various updates and does not meet the current needs of the city's development for several years. The proposal must be transformed into a valid document by the end of 2022, as required by the building law.
The public discussion is expected to conclude by May 13, after which the urban planning department will address all the inputs that need to be resolved. The document, which includes maps and texts, will be available to interested parties at the office and on the website. The public discussion will include two presentations of the proposal in the council chamber at the Brno City Hall.
"I think the meeting with representatives of the city districts was successful, as was last Friday's meeting with the 'non-profits.' The debates were of course focused on preserving a sufficient amount of greenery and gardens; we also talked about height zoning, which will replace the floor area index," Chvátal said.
Discussions also covered transportation issues, such as the long-standing project of road 43 through Bystrc. "We are conducting a study that will tell us what could be above the road," Chvátal said. It is planned to be completely covered through Bystrc and Kníničky. The city is also addressing some other development areas in more detail.
The city and developers expect the new zoning plan to simplify construction, particularly around the rivers of Brno. First, it is necessary to create flood protection plans before construction can commence.
