Ústí nad Orlicí – Ústí nad Orlicí will sell a larger part of the administrative building of the former textile factory Perla 01. The councilors today approved the conclusion of a future purchase agreement with the company Agrostav Ústí nad Orlicí. In the tender for the sale, they offered 6.2 million crowns, with a minimum price of 5.9 million crowns. No other bidder applied for the competition.


According to the submitted offer, the company wants to create commercial spaces for trade and services on the ground floor. Apartments are proposed for the upper floors. The reconstruction of the building is expected to be completed in the second half of 2025.

The former textile factory was located on more than three hectares near the center. The city purchased the area for 30 million crowns in 2011. Two years later, the city hall announced an architectural competition, then issued a regulatory plan, and in 2017 and 2018 demolished production halls and other buildings that occupied more than 80 percent of the area. The city wants to keep only a smaller part of the land. The Pardubice region plans to build studios for the secondary school of applied arts on part of the territory of the former factory. Ústí also sold a plot in the area, where a private company plans to build a rehabilitation center with a polyclinic. For the area of 1,035 square meters, the investor offered 2.36 million crowns in the tender, including VAT.

The city does not have enough money for the repair and use of the building. Its budget is burdened by the construction of a children and youth center in the area. The construction began in 2019 and is expected to end in the summer, with costs exceeding 91 million crowns. The city hall took out a loan for the construction.
