Ústí nad Orlicí – Ústí nad Orlicí has likely found a buyer for the administrative building of the former textile factory Perla 01. One of the local companies offered 6.2 million crowns for it, the minimum price was 5.9 million crowns, said Mayor Petr Hájek (association Oušťáci) to ČTK. It was the only interested party in the tender. The proposal will be approved by the representatives on April 19.
In addition to the price, which had a weight of 60 percent in the competition, the future use of the building was also important to the city. "The investment plan includes commercial spaces for services and trade on the ground floor, and the investor wants to build about 30 apartments in the upper floors," Hájek stated. The reconstruction of the building is expected to be completed in the second half of 2025.
The former textile factory was located on more than three hectares near the center. The city purchased the site for 30 million crowns in 2011. Two years later, the municipality announced an architectural competition, then issued a regulatory plan, and in 2017 and 2018, it demolished production halls and other buildings that occupied more than 80 percent of the area. The city wants to retain only a smaller portion of the area. The Pardubice region plans to build studios for a secondary school of applied arts on part of the territory of the former factory. Ústí also sold land in the area on which a private company wants to build a rehabilitation center with a polyclinic. For the area of 1035 m², the investor offered 2.36 million crowns including VAT in the tender.
The city does not have enough money for the repair and use of the building. Its budget is burdened by the construction of a children's and youth center in the area. The construction began in 2019 and is scheduled to be completed in the summer, with costs exceeding 91 million crowns. The municipality took out a loan for the construction, which is set to finish in December 2021.
