Ústí nad Orlicí – Ústí nad Orlicí has announced a tender for the sale of the former administrative building of the Perla textile factory 01. For the extensive property near the center, at least 5.9 million crowns is demanded. In addition to the price, which has a weight of 60 percent in the tender, the intention of how the new owner will handle the building will also be important. It must be in accordance with the local zoning and regulatory plan.


Interested parties are to embody their vision in a written description and supplement it with a graphic attachment including a floor plan and architectural study showing the reconstructed building. If someone wants to use the building without further modifications, for example just for storage, they will be eliminated from the competition. Interested parties must also indicate how they will finance the reconstruction.

The former textile factory was located on more than three hectares near the center. The city purchased the complex for 30 million crowns in 2011. Two years later, the city council announced an architectural competition, followed by the issuance of a regulatory plan, and in 2017 and 2018 demolished production halls and other facilities that occupied more than 80 percent of the area. The city wants to retain only a smaller part of the area. The Pardubice region plans to build studios for an art and design secondary school on part of the area of the former factory. Ústí has also sold a plot of land in the area, where a private company wants to build a rehabilitation center with a polyclinic. For the area of 1035 m², the investor offered 2.36 million crowns in the tender, including VAT.

The city does not have enough money for the renovation and use of the building. Its budget is burdened by the construction of a children's and youth center in the area. The construction began in 2019, with costs reaching more than 91 million crowns. The city council took out a loan for the construction, and the work is expected to finish in December 2021.
