Brno - The development company CTP has completed the first phase of the transformation of the Vlněna site. After the demolition of the dilapidated textile factory, the first of the office buildings has opened. Its occupancy is 90 percent, which demonstrates the unrelenting interest of companies in new administrative buildings near the city center. The completion of the office complex is expected in 2020, with 90,000 square meters of space available, CTP manager Jiří Kostečka stated today in a press release.
In the first phase, 8,000 square meters are available, and among the tenants are major IT companies such as Avast, Moravia IT, Oracle, and SRTV. The total investment by the developer is estimated at 160 million euros (4.1 billion CZK). "The demand for rental space is primarily from technology and software companies and start-ups seeking an environment close to the center of Brno. In the second phase, scheduled for completion in 2020, clients have already reserved over 30 percent of the space. Among the first was the technology giant Oracle," Kostečka stated.
CTP has built the buildings, utilizing modern technologies to make them as energy-efficient as possible. "There is heat and air recovery in operation, low-energy cooling in the summer," Kostečka noted.
In recent years, office buildings have been intensively constructed in Brno. Near Vlněna, a new building called Dorn has recently opened, occupied by the company Net Suite, and more new buildings are being developed in the Slatina Area, around Masná Street, above the Rozmarýn parking garage, or in the Technology Park. The towers on Šumavská are being renovated, and next year, the former Tool Shop at the Zbrojovka site will open for administrative purposes. Vacancy rates have been at a minimum over the last three years.
