The company CTP will construct a completely new office building – Building I – in the office complex Vlněna, which is located in the area of the former brownfield in Brno. It will aspire to be the most modern building of its type in Central Europe. By mid-2024, an iconic building with unique architecture, designed by Studio acht, will rise in the center of the Moravian metropolis. The 61-meter-high building with a unique glass façade will cost the developer 600 million crowns.
“Brno is a long-term important region for us, where we are intensively developing all our activities, which, as I firmly believe, positively contribute to the reputation of Brno as the most innovative city in the Czech Republic. With every project, we want to raise the bar a little higher. In the case of Building I, we are combining premium design with the latest technologies. The unique façade will bring new possibilities, as will the entire concept of smart office spaces. The cherry on top is the drone mail system, which has not yet been used in this form anywhere in the Czech Republic,” explained Jakub Kodr, Sales Director of CTP Czech Republic.
The design of the building was prepared by the architectural studio Studio acht, and the technical solution was developed by the Swiss company Sauter. The architects designed a glass "sawtooth" façade for CTP, which has not been similarly used anywhere in Europe. Its realization will be very demanding not only financially but also from a technical point of view. The goal is the maximum utilization of the concept of a completely glass building. Workstations in the offices will therefore be set up along the windows to offer the optimal lighting conditions and attractive views of the entire Brno to the largest number of users.
The technical solution for this unique glass façade is handled by the renowned firm MFS Group, which has a series of successful projects completed in London, Amsterdam, Paris, Strasbourg, and Düsseldorf.
“We have been collaborating with CTP for many years and together we succeed in building successful projects that push the boundaries of modern office buildings with their most modern elements, whether architectural or technological. Building I will stand out for its unique design and overall technological concept, making it not only a beautiful building but also a highly functional office space,” commented Václav Hlaváček, architect of Studio acht.
The concept of smart offices includes, for instance, lighting that will be controlled by intelligent technology. A sensor will detect how many people are in a given area and accordingly regulate the intensity of lighting at individual workstations. This system will ensure not only high lighting comfort at each workplace but also energy savings, as lighting will be used only when and at the intensity that is necessary. The air quality in the building will also be monitored thanks to intelligent control of heating, cooling, recovery, and air humidity settings.
Tenants of the building will also have access to a unique drone mail system. The drone helipad is a unique solution for receiving packages from drones or other unmanned systems, which will be guided using laser sensors, known as LiDAR (Light Detection And Ranging), to the roof of the building. This bespoke solution is being developed by 3L Robotics, and CTP will be the first company to install a drone helipad in the Czech Republic and Europe.
