Brno – The renovation of the Bochner Palace, a neoclassical and neo-Renaissance building, has been completed after two years at the former Vlněna site in Brno. It is the only building that remained standing after the demolition of the entire former textile complex. Today, the architect and representative of the development company CTP gave journalists a tour of the building.


"At the very beginning, along with the investor, we seriously discussed for several months whether it even made sense to renovate the building or if it would be easier to tear it down. It had severely compromised statics. Therefore, ensuring the static stability of the foundation and roof structures was the most important," said architect Václav Hlaváček.

According to him, it is important that Bochner's Palace from the mid-19th century has been preserved as a significant urban element of the entire complex. The factory owner Johann Bochner had the building constructed according to designs by architect Josef Arnold between 1864 and 1867, and later made some changes to the interior by architect Ernst Wiesner. The palace served as an administrative building.

Despite insensitive alterations in the second half of the 20th century and years of neglect, some original elements have been preserved in the building. "In particular, these include the stucco ceilings in three rooms on the first floor, the entire staircase, the beautiful supporting structures on the ground floor, and the valuable neoclassical and neo-Renaissance façade facing Přízova Street," Hlaváček noted.

In the building, CTP offers 1,700 m² of office space for rent and ground-floor space for a restaurant or café. The spaces are available to tenants without completed interior adjustments, allowing them to adapt them to their needs.

"We would be pleased if the tenant respected the character and genius loci of this building and took it into account while finishing the spaces. For this reason, we are also considering the establishment of a coworking center that we would operate ourselves, which would allow us to shape the interior according to our own ideas," stated Jiří Kostečka on behalf of CTP.

In the complex, buildings labeled A, B, F, G, and H are already completed and fully leased. Buildings C, D, and E are under construction and will be completed by the end of next year. Then, 60,000 m² of space will be available at the Vlněna site. "An archaeological survey of high-rise building I will begin, which should serve as something of a beacon for Vlněna," Kostečka added.
