Brno - The Office of the Architect of the City of Brno (KAMB) has prepared 150 changes to the zoning plan. They will bring new building plots for family houses or the transformation of neglected industrial areas into residential neighborhoods, for example, in Slatina or Maloměřice and Obřany. This was stated today by the office's spokesperson, Jana Běhalová, in a press release. The office has handed the proposal for changes to the Department of Urban Planning. The city plans to hold a public discussion in the fall and aims to issue the final changes by mid-next year.


Brno has a zoning plan from 1994 and is one of the oldest in the Czech Republic. The last update took place in 2009, and the subsequent major update was annulled by the court in 2015. The city is working on a new zoning plan that should come into effect by the end of 2022 at the latest. In addition, smaller changes have been prepared. "We prepared the proposal for 150 changes in just one month. We did our utmost to meet the deadline. Some changes have been awaited by the residents of Brno for many years; this is a way to speed up the process until the city has a new zoning plan. It is needed primarily for the development of housing and transportation," said KAMB director Michal Sedláček.

All the changes currently prepared were originally part of a larger set of changes. The municipal council selected 150 changes for expedited processing from it in March this year. "These are changes that are not systemic and are not affected by the Principles of Spatial Development of the South Moravian Region, and they do not require an environmental impact assessment," Běhalová stated.

The proposal includes smaller changes such as converting gardens into areas for building family houses or the possibility of intensifying the development of selected areas, for example, by increasing the number of floors of houses or the size of the floor area. It also includes larger changes that will allow for the transformation of unused industrial areas into residential neighborhoods, such as the areas in the city districts of Slatina or Maloměřice and Obřany.
