Brno – Brno is set to have a new zoning plan before the summer holidays after 28 years. The city councilors are expected to approve it at the June meeting. The final phase of its creation is now before the city's leadership. So far, three public discussions have taken place, and the number of submitted comments has significantly decreased, which supports the prepared schedule, said city councilor for urban planning and development Filip Chvátal (KDU-ČSL) at a press conference today.
The path to the new zoning plan has lasted the entire electoral term, and officials had to deal with thousands of comments on the proposals. "After the introduction of the first draft of the zoning plan, we received 8,200 individual submissions with comments, and there were 3,000 before the second discussion. After three public discussions, the number of submissions decreased to just 200,” said Chvátal.
The current zoning plan was valid until the end of this year according to the old building law. Although the new building law has removed this limitation, the current government has long talked about not allowing the new law to be approved in its current form. Due to this uncertainty, the city councilors want to approve the new zoning plan by the end of the year. "At the turn of January and February, we will conduct formal negotiation proceedings between representatives of the city districts and the city council. At the same time, we are diligently working on completing the resolution of the last comments and objections that arrived in December,” Chvátal stated.
The zoning plan is crucial for controlled development of the area; it defines what can be built where and under what conditions. Brno currently has one of the oldest zoning plans in the Czech Republic and urgently needs a new one to develop. The old zoning plan from 1994, although amended numerous times, does not allow for the transformation of some old industrial sites for current needs, especially for housing construction. The new zoning plan will also comprehensively address flood protection, which could unblock large areas for new construction.
