Brno - A piece of the eastern part of the more than twenty-hectare area of the former Brno Zbrojovka has already disappeared, which adjoins the Židenice train station. The developer CPI demolished several buildings and practically stripped the former tool shop's high object down to its skeleton. It will be one of the preserved structures, while new construction is planned for most of the area, said Ladislav Všetečka, project manager and coordinator of the multifunctional project Nová Zbrojovka, earlier to ČTK.
In just a few months, the long-standing view for people who get on or off at the Židenice train station or live on Čejková Street has completely changed. From here, there is a direct line of sight to the tool shop, which will be transformed into a modern office building costing approximately half a billion crowns. It is expected to be completed in a year, and tenants could move in by autumn next year.
The revitalization of the area, which is one of the largest brownfields in Brno, is expected to take about 15 years. For about 100 years, both military and civilian engineering production operated here, and in the last two decades, various tenants have gradually been leaving parts of the spaces they rented.
One of the problems that the developer must already address is the change of the zoning plan and the construction of new access roads. Currently, entry to the area is only possible from Lazaretní Street around the Zábrdovice Church. A road should be created from the northeast along the former railway siding as an extension of Markéty Kuncové Street.
About 20 new buildings are planned in the area, some as new constructions, others through the revitalization of the old ones. In addition to offices, the new district is expected to have apartments and service buildings, but part of the production will also remain here. "We have divided the area into six zones. We cannot do everything immediately, we need changes to the zoning plan," Všetečka stated, adding that CPI will announce public tenders for individual parts. Some plans may still change according to the development of the real estate market.
