Prague – The residential development group Skanska Residential, part of the eponymous Swedish group, will build 126 apartments and six non-residential units in the second phase of the Modřanský sugar factory project for more than one billion crowns. The completion of this phase is planned for the end of 2025. The company announced this in a press release.
Currently, 35 percent of the apartments in the second phase have been sold. Prices start at 125,780 crowns per square meter. According to an analysis by the development companies Skanska Residential, Trigema, and Central Group, the average price per square meter for a new apartment in Prague in the third quarter of last year was 146,459 crowns.
Apartments with layouts of 2+kk and 4+kk will prevail, but there will also be layouts of 1+kk, 5+kk, and so-called townhouse apartments, i.e., open rooftop lofts. All apartments will have a front garden, terrace, or balcony. Premium apartments on the lower floors will also feature a terrace with a pergola.
The underground floors will include storage rooms, service rooms, and garages with preparation for charging stations for electric cars. The project will also feature a courtyard with a park, as well as a central square and an amphitheater. The adjacent Vltava riverbank is also set for revitalization.
The principal architect of the project is the studio Chybík + Krištof. The design of the second courtyard was developed in collaboration with the Loxia studio. The final appearance of the public spaces was created by the studio Flera of Ferdinand Leffler. Artistic elements arising from the public art competition ART.cukrovar will be installed in the area following the completion of construction. Specifically, these will include installations titled Cukrouš, Větrníky, Industriální archeologie, and Lev, co hlídá řepu.
The entire Modřanský sugar factory project will feature tanks for collecting so-called grey water, which is recycled non-potable water from waste. This can then be used, for example, for flushing toilets or washing clothes in a washing machine. Thanks to the installed technologies, the expected consumption of drinking water in the area will be 53 percent lower, amounting to 59 liters of water daily per resident, according to the press release. Skanska will also use rebetong, a concrete produced from recycled material instead of freshly quarried aggregates, for the construction.
"In the Modřanský sugar factory, we are applying innovations that we expect will become the standard for residential construction in the future. These include the use of renewable resources, prefabrication, digitalization, robotics, as well as new work processes that bring increased productivity and construction quality,” said Petr Dušta, project manager at Skanska Residential.
In addition to the second phase of the Modřanský brewery, Skanska Residential is also preparing, for example, the fourth phase of the Albatros Kbely project, Habitat in Malešice, the third phase in the Emil Kolben district in Vysočany, the Michel's Bakery project, or a wooden construction in Radlice. Skanska Residential has been active in the Czech residential market since 1997 and has built over 9,000 apartments in Prague to date.
