Construction of a new district in Modřany will begin in spring 2022

Prague – The construction of a new district in Prague 12, which is being prepared by Skanska Reality under the name Modřanský cukrovar, is expected to begin in the spring of 2022. The developer announced this on its website. The new buildings are to contain 767 apartments. The project is also set to include shops, a kindergarten, a multifunctional hall, and a park.


The brownfield site of the former sugar factory is located on the right bank of the Vltava River in the southwestern part of Modřany. Most of the buildings of the sugar factory were demolished in 2005, leaving one of the chimneys and the boiler room preserved. Skanska purchased the first portion of land in 2011 and the rest in 2015; prior to that, the Israeli developer Neocity Group had planned to build there.

According to Skanska, the planned project, designed by the Chybik+Kristof studio, encompasses more than 70 hectares for the construction of seven residential buildings, commercial spaces, and civic amenities. The buildings are expected to feature green roofs, and the developer plans to plant up to 1,000 trees in the new district. Parking will be provided by underground garages with a capacity of 907 spaces. Thirty percent of the parking spots will be prepared for electric vehicle chargers, and six shared charging stations will be publicly accessible. A new square, park, and covered space for social events are also proposed.

The new district will be built in seven phases. The company began selling apartments in October. According to information on the website, the sale of apartments is limited to one apartment per owner.

The Modřanský cukrovar commenced operations in 1861 on the grounds of the former Panský mill. The sugar factory operated throughout the First Republic and the period of the communist regime. After 1989, the facility was privatized by Cukrspol Praha Modřany. In 2002, operations ceased, and three years later, the sugar factory was demolished. In 2013, Prague city councilors approved a change to the zoning plan, allowing for the construction of residential and commercial buildings on the site of the former industrial facility.
