Prague - Skanska Residential, the development group of the Swedish construction company of the same name, plans to build more than 1000 apartments in Malešice, Prague. The new district named Habitat will be built on a plot of land measuring 70,000 square meters. Skanska announced this in a press release. Currently, preparations are underway for the construction of the first phase, which will consist of 124 apartments. Construction is expected to start in 2025, with completion slated for early 2027. The residential complex will rise on a brownfield site in the northeastern part of Prague 10 on Černokostelecká Street. The general architect will be the Chapman Taylor studio, which was also involved in the project of Prague Marina in the Holešovice harbor. The building will use sustainable elements according to Skanska. It will include photovoltaic and solar thermal panels, green roofs, and the recycling of grey, or waste, water. Additionally, the site will feature relaxation areas and parks, running tracks, a cycle path, and playgrounds. Future phases will also include a community garden, small and large sandpits, and gazebos.
In the first phase, 124 residential units and six non-residential units will be created. The majority of the offerings will be 2+kk and 3+kk layouts, as well as smaller studios and larger 4+kk apartments on the top floors. Each apartment will have a loggia, terrace, or balcony. In the underground floor, there will be storage units and a bicycle storage room with a stroller room. The underground will also provide 135 parking spaces, equipped for charging electric vehicles. The selling prices of the apartments will start from 113,000 crowns per square meter.
In addition to Habitat Malešice, Skanska Residential is also preparing the second phase of the Modřanský cukrovar apartment project in Prague, the fourth phase of the Albatros Kbely project, the third phase in the Emil Kolben district in Vysočany, apartments in the Michelské pekárny project, and a wooden structure in Radlice. Skanska Residential has been operating in the Czech residential market since 1997 and has constructed over 9000 apartments in Prague to date.
