Prague – The first phase of the residential project Modřanský cukrovar in Prague 12, whose construction is just beginning, will cost 970 million CZK. It will include 112 apartments, half of which have already been sold. Completion is expected in 2024. A total of 767 apartments are to be gradually built in the new district, which will also include shops, a kindergarten, a multifunctional hall, and a park.


The first phase will cover an area of 10,500 m² on the right bank of the Vltava River in the southwestern part of Modřany. Section A will consist of three buildings with three to four floors, while section B will consist of five five-story buildings.

The developer states that rainwater will not flow into the sewage system but will be absorbed, evaporated, or channeled into storage tanks. So-called gray water, meaning treated wastewater from bathrooms or kitchens that does not contain feces or urine, can also be used in washing machines. "With recycled water for washing and flushing, water-saving fixtures, and the use of rainwater and utility water, we will save 51 liters of drinking water per day per resident,” stated manager Miroslav Kobera.

Construction will also utilize recycled concrete called rebetong, made from construction debris and which replaces 100 percent of natural aggregate. This will be used for up to 20 percent of concrete structures. There will be 24 solar thermal panels on the roofs for heating water.

Modřanský cukrovar began operations in 1861 on the site of the former Panský mill. The factory operated throughout the First Republic as well as during the communist regime. After 1989, the facility was privatized by the company Cukrspol Praha Modřany. In 2002, the sugar factory ceased operations, and three years later it was demolished. In 2013, Prague councilors approved a change in the zoning plan, allowing the construction of houses and shops on the site of the former industrial facility.
