Prague - The owners of land in the western part of the so-called Vidoule in Prague Jinonice want to build family houses on part of it and establish sports facilities on another part. Several dozen family houses and a multi-purpose sports hall could be created in the area, with investments potentially approaching an estimated one billion crowns. Representatives of the owners and the investor informed journalists of this today. However, they would first have to propose a change to the zoning plan. Local associations are fighting against the construction.
Efforts to change the use of the western and eastern parts of the table mountain Vidoule date back several years. The current proposal for the construction of family houses and a sports complex concerns about 20 hectares of its western part, which has been owned for a long time by several local families.
The owners have teamed up with the company B+3 Real, which is equally owned by Rodop and Finep. The owner of Rodop, Martin Kulík, told journalists that they would like to build maximum two-story family houses with large gardens on half of the site. He estimated that 60 to 70 houses could be built there; similar properties are reportedly sold by the company for 15 to 20 million crowns.
From the income of the land, the current owners would like to finance the construction of a multi-purpose sports hall and sporting facilities, which would be located on the other half of the land. Kulík estimated the costs for the sports part at about 50 million crowns. The hall would be entrusted to TJ Sokol Jinonice, while the pathways would be managed by the city or the district.
According to the owners, part of the land, where a military complex existed during communism, is neglected and occupied by homeless people and drug addicts. "It's growing to proportions that we, as owners, are unable to manage," noted one of the owners, František Čuba.
Local associations and residents have long opposed the construction and have organized several protests in the past. In September, the representatives of the city rejected a change to the zoning plan that would allow construction over the entire Vidoule location. Prague 5 is already dealing with the new proposal concerning its western part. Before Christmas, its representatives rejected the change. The district council called on the proponents to clarify the proposal.
If Prague 5 ultimately approved a potential new proposal for a change to the zoning plan, it would then have to be sent to the magistrate for discussion, and the final decision would be made by the representatives of the city.
