Brno – The development company CPI Property Group has started constructing the first new administrative building at the Nová Zbrojovka complex in Brno's Židenice for 600 million crowns. It will primarily feature office spaces. So far, the site has mainly seen the demolition of previous buildings. The building of the former tool shop has also been renovated, now called Zet.office. The construction of the first new building will be completed by the end of 2024, said Miroslav Pekník, the director of Nová Zbrojovka, to journalists.
"We want the new building to be as energy self-sufficient and sustainable as possible, generating its own energy and saving it," he stated. The building will have photovoltaic panels on the roof, controlled air supply based on its current occupancy, insulated façades to retain heat, and it will collect rainwater.
There will be space for offices, shared work areas, a fitness center, and a restaurant. At the same time, the original headquarters of the former Zbrojovka is being reconstructed. "We hope to open the renovated building next year. In addition to offices and a rooftop terrace with a bar, there will be spaces that introduce visitors to the history of the old Zbrojovka," Pekník said.
Next year, the construction of the first residential complex with 220 apartments will also begin on the site. This will be followed by the construction of another complex with 200 apartments. People could potentially move in by 2024.
New Zbrojovka is an emerging district in Brno's Židenice, covering an area of 22 hectares. The regeneration of the former Zbrojovka factory site is expected to last until around 2033. According to Pekník, it will cost about 22 billion crowns. The project includes 2,500 apartments and 300,000 m² of office and commercial space. In addition to offices and apartments, the complex will feature a square, cultural center, multifunctional sports hall, school, and kindergarten. Demolition work on the site began in 2017.
