Developer CTP has completed another office building in the Vlněna complex

Brno – The tallest building in the complex, which is gradually rising on the site of the former Vlněna factory in Brno, has been completed by the developer CTP. Office building I has 16 floors, smart lighting that responds to the number of people in the room, and controlled air quality. The building is 60 percent occupied, the developer informed ČTK.

"Building I, designed by the renowned architectural studio Studio acht, is a significant symbol of innovation and sustainability. Its unique glazed 'serrated' facade is a technical novelty that has not yet been used in Europe. The facade maximizes natural light and provides all employees with an attractive view of Brno," said Michal Dospěl, construction director for the Southern Moravia region at CTP. The construction of the building cost 700 million crowns.

The building, with 8,850 square meters, meets the requirements for a passive building with minimal environmental impact. It offers so-called smart offices, which include intelligent lighting that automatically adjusts to the number of people in the room, and air quality control managed by intelligent systems for heating, cooling, recovery, and humidity. On the roof of building I, there is a landing pad for drones and unmanned systems, which is intended to enable the delivery of parcels using these machines in the future. Legislation in the Czech Republic currently does not allow such deliveries.

CTP is still progressing with the final phase of construction in the Vlněna complex, which includes buildings K, X, and Y. The nine-story office building K is expected to be completed at the end of 2025, while the twelve-story residential buildings X and Y with 255 rental apartments ranging from 1+kk to 3+kk are scheduled for completion in mid-2026. Most of the rental apartments will be furnished.

The site of the former Vlněna textile factory was purchased by CTP in 2007, and work on the redevelopment of the brownfield began in 2016. The first building was completed in 2018. Currently, the complex has 60,000 m² of leasable space, which will expand to 80,000 m² upon completion of the under-construction buildings. In addition to offices, the buildings now also host restaurants, cafes, a fitness center, coworking space, and a children’s group.
