Prague 8 approved the study for the construction on Rohanský Island


Prague - The Prague 8 municipality agrees with the proposal for a new district for 5,000 residents on Rohanský Island. The houses will be built by the Sekyra Group, which, based on negotiations with the city hall and the municipal district, had a binding territorial study prepared for the new development, regulating, for example, building density and height. The study was approved today by the Prague 8 councilors. The developer has also committed to contribute 60 million CZK to the city hall for the construction of a school. The first phase of the project could begin construction next year.

"I perceive the agreement with the developer, who accepted our requests and incorporated them into the proposal, as a significant success," stated the mayor of Prague 8, Roman Petrus (ČSSD).

According to the approved study, the new buildings are to be located only in the area between the current bike path and the Rohanské embankment. There should be greenery and a park from the edge of the bike path up to the Vltava River. In addition to the five thousand residents, 6,200 people will also work in offices and 480 in services. A gross floor area of 390,000 m² is to be created, with a net floor area of 300,000 m².

The study obliges the developer to adhere to the established street design and the height of the buildings. They should be at the same level as the historical development of Karlín. The study also delineates public spaces and the ground floor of buildings, where shops and services are to be established.

Part of the development will be a pedestrian zone about as wide as Na Příkopě street. The bike path will be widened and supplemented with an avenue. There are plans for the construction of a school or kindergarten, which was originally to be built by the developer and donated to Prague 8. Ultimately, the developer will give the city hall a donation of 60 million CZK tied to the construction of an educational facility. According to the city hall's management, it is still unclear whether Prague 8 will need a school or kindergarten.

The first part of the project, covering an area of about 50,000 m², is set to be started by Sekyra Group next year, while simultaneously preparing an architectural competition for the following phase of construction. The entire district is expected to be completed in 12 to 15 years.

The area between the bike path and the Vltava River is designated in plans as undevelopable. Prague plans to restore the filled-in arm of the Vltava River and a recreational area with greenery there. The plan for constructing the new arm depends on the future of the Libeň Bridge, as the project includes its demolition.

In addition to Rohanský Island, Sekyra Group plans two other large projects on brownfields. The first is the former freight station in Smíchov, where a district for about 3,300 people will be created along with shops and offices. The first phase could begin construction at the end of the year. The company also owns part of the land at the Žižkov Freight Station, where it also wants to build apartments and offices.
