Prague - The city is preparing a regulatory study that the planned development by Sekyra Group on Rohanský Island in Karlín will have to follow. In an interview with ČTK, the deputy mayor for spatial development, Petra Kolínská (Green/Troika Coalition), said this. The investor has already applied for a zoning decision and wants to start construction on the first phase of the project in the second half of next year.


The land on which Sekyra Group wants to build is owned by the city. According to Kolínská, the city will sell it to the investor only once a valid zoning decision is issued for the project. "Thanks to the fact that we own the land, we managed to negotiate with the investor that construction will take place based on a study with regulatory elements that is currently almost complete," the deputy mayor stated, adding that the city wants to present the study to the public in September.

The prepared study commits the investor to ensure better access to the river during the project construction and to pay attention to the quality of public space around the waterfront. In part of the land adjacent to the plots designated for sale to the developer, the city will perform and cover the costs of adjustments. "It is expected that rental shops for ice skates, cafes, and similar establishments will be created by the river," Kolínská stated.

Sekyra Group wants to start construction on Rohanský Island next year. "We have applied for a zoning decision for the first phase, which is about 50,000 square meters, or about one-fifth of the project. We would like to have it by the end of the year, and in the second half of next year, we would like to start construction," said the company's executive director, Leoš Anderle. After starting the first phase of construction, the investor would like to add another phase every two or three years.

The city council has further plans for the area. One of them is to construct a new arm of the Vltava River, which would separate Rohanský Island from Karlín again. The island originally formed from river sediment and was separate until the 20th century when it was connected to the mainland. The intention to construct a new arm depends on the future of the Libeň Bridge, as the project involves its demolition. The current bridge pillar may not ensure sufficient flow. However, the city approved a reconstruction of the bridge last year, and further steps will depend on the results of diagnostic work currently being conducted by the Technical Road Administration.

Sekyra Group aims to build a new urban district on 20 hectares of Rohanský Island. The total number of apartments is expected to be around 1200 to 1300, including commercial and office spaces.
