The architectural concept of the Delta administrative building, like with other buildings we have designed, is significantly influenced by the character of the site and the context of the surrounding environment, including a range of factors. In addition to the surrounding buildings, this also includes pedestrian paths, various types of green spaces, and even the impact of traffic from primary roads. From this perspective, the site of the Delta building was uncomplicated, and during the design process, we did not have to deal with any substantial burdens from the surroundings, as was the case with the Alpha and Gamma buildings located along the north-south boulevard. It was not necessary to choose special geometries to prevent noise reflection and then shape them into expressive forms of architecture; on three sides, Delta is surrounded by a very calm and pleasant environment - tennis courts to the east, a modest building of the Community Center with the future South Park to the south, and generous landscaping as part of the Delta construction to the west. Under these conditions, it was possible to focus a significant part of the energy in creating the concept on optimal usage and the rationality of the building. On an ideally regular plot, the proposed layout is the result of many years of experience and feedback from previous administrative building projects. The spatial arrangement is very compact, with short distances from the capacity elevators, while also providing ample natural light for all office spaces. The floor plan structure of four interconnected "ribs" allows for the use of a considerable floor area within a single floor by really large tenants and also enables such space to be efficiently divided among smaller tenants.
The truly intensive urban environment achieved in the BB Center utilizes the central passage of the building that runs from Vyskočilova Street to the Community Center. This forms the backbone of the entire structure, where the entrances to both receptions are located, as well as to the restaurant and other ancillary public functions.
The significant size of the building corresponds to the proposed pronounced architectural division into "four ribs and eight projections" that create a distinct plasticity of the entire structure. The lightweight outer shell, composed of horizontal glazed surfaces and metallic cladding of solid parts, is a solution that meets both high demands for the internal office environment and the energy efficiency of international building certifications.

Similarly, throughout its length, a central passage runs through the building, accompanied along its entire western façade by an artificial riverbed that utilizes collected rainwater within the entire complex for the lush vegetation of the adjoining landscape.
