Brno - Brno is changing its zoning plan, which will allow for the change in the usage of the area of the former Jaselská barracks along Štefánikova Street. At the request of the district and potential investors, it will be possible to build more apartments instead of the original shops and offices, and it will also allow for the connection of Štefánikova and Staňkova streets, said Deputy Mayor Martin Ander (SZ) in a press release today.
The brownfield has been an area near the city center for ten years since the old military buildings were demolished. Before that, the TV series Četnické humoresky was filmed there. The site is overgrown with weeds and invasive trees due to the ongoing dispute between the city and the company Kliminvest. According to a contract from 2006, they were supposed to build a residential and administrative complex on the site, which did not happen, and the city terminated the contract in 2009. The current city leadership tried to reach an out-of-court settlement, but due to new developments, the matter is back in court. The court must decide whether the termination was valid.
Before a decision is made, the city can complete the change in the zoning plan. Until the end of March, the change in land use can be commented on, and once the final wording is approved by the city council, it will be possible to build apartment buildings with commercial spaces on the ground floor. At the same time, the change will ensure the possibility of connecting Štefánikova and Staňkova streets and further to the sports complex behind Lužánky through the extended Dělostřelecká Street. The plans were preserving the current situation, where it is necessary to bypass a long block.
"The area has the chance to become a vibrant part of the city with attractive housing and necessary amenities due to its unique location. The change in the zoning plan will enhance housing and civic amenities," said Ander.
