Contextual Integration in the City

The office building NORDCITY Obchodná is part of a new IT and technology zone in the Žilina district of Vlčince. Innovative companies that appreciate modern Western European style offices reside on eight floors. The proximity to the university, parking garage, and other civic amenities creates an ideal location for urban development.

With Sensitivity to the Surroundings and Design

The building naturally fits into the surrounding development at first glance. Although it is a multi-story building, its volume is lightened by generous horizontal glazing.


Designing a new building within existing development is a challenge. "We see it as an opportunity to create an environment that is pleasant for the residents and contributes to the overall quality of life in the city. At the same time, it is about creating a place where people can meet, work, and experience aesthetic and functional design," says Renáta Dubec, the creative director of the development company Reinoo.

This has been reflected in the overall concept of the new building. "We pay special attention to natural elements and green solutions to create an administrative environment that is also aesthetically pleasing," she adds.

Nature-Inspired Technology

It may seem like an oxymoron, but it is precisely office and commercial spaces that require a clear connection to nature. Stress, demands for efficiency, and high work engagement increase the need for the beneficial effects of greenery.

"We utilize organic shapes that naturally occur in nature and a palette of earthy colors that harmoniously blend into the environment," says Renáta Dubec from Reinoo.


Employees of the building have access to relaxation zones where they can either rest or hold informal meetings. Additionally, there is a green area with benches, a fountain, and an engaging view of the Žilina skyline on the roof.

Unique, Original Facade

The dominant element of the cladding is its metallic sheen. "The use of a metallic surface for the facade was chosen for its ability to react to sunlight. The building has become dynamic and changes throughout the day and depending on the weather. The vertical ribs of the facade enhance the dynamics according to the sun's position—casting dramatic shadows on the facade at sunrise and sunset," explains Renáta Dubec regarding the choice of facade cladding.

Custom-made steel Design Profiles from Ruukki special profile Shark 390 in brown-bronze metallic color were used on the NORDCITY Obchodná building. The design profiles create a regular structured surface on the facade and are also quick and easy to install.

Ecology in the Spotlight

What sets this building apart from dozens of similar ones is its approach to sustainability. "We aim to achieve LEED and WELL Platinum certifications, reflecting our commitment to environmental responsibility and sustainable development. Investing in high-quality materials is evidence that, in addition to aesthetics, we care about functionality and environmental friendliness," says Roman Petro, project manager at Reinoo.

The innovative approach is felt in both the exterior and interior. The building works with the effective use of water, energy, and other resources. "The green roof gardens are not only aesthetically pleasing but also reduce the risk of overheating the building in the summer months. The selection of materials that ensure long durability and low maintenance requirements is equally important to us," adds Roman Petro.

From Vision to Reality

The realization of the project faced several challenges and limitations. The built-up area itself is constrained by limited space. This required not only precise planning but also effective logistics for transporting materials.

"Another challenge was transporting the air conditioning units to the roof by helicopter, which required precise planning and coordination," says Roman Petro from Reinoo.

"We appreciate the opportunity to consult on material selection, sampling, and other parameters with experts from Ruukki. Their experience, quality, and ability to provide comprehensive solutions in facade materials gave us confidence that they would meet our demanding requirements and contribute to the distinctiveness of our project," adds Roman Petro in conclusion.

The development company Reinoo has further plans for this location. The Žilina NORDCITY zone will soon expand with another ecological building, Obchodná 2.
