A hotel, offices, and apartments are set to be built at Brno's Futura

Brno - An undeveloped area by the highway from Brno to Vienna next to the Futurum shopping center could be adorned by a new landmark in 2017. The development company Codevintec Company is preparing a complex called Vienna Center - Brno, which will feature a fourteen-story hotel. They plan to start construction in September. Additionally, there will be residential buildings and an administrative building, as reported by ČTK from the EIA Information Portal.
Currently, this is arable land, but it has not been cultivated for several years. Construction is planned on an area of about 180 by 150 meters, with gardens on municipal land to the west and south, and there are plans for the construction of family and apartment houses in the future. On the eastern side, between the planned complex and the highway, an auto showroom is being built.
The hotel is expected to offer 220 beds, next to it will be an eight-story administrative building, of which the first two will serve as shops. The rest will be designated for offices. There will be five residential buildings with four to nine above-ground floors. The complex will offer nearly 900 parking spaces.
"The zone south of Brno along the highway to Vienna has been rapidly developing since the 1990s," the environmental impact assessment study states. Until now, almost exclusively commercial centers or logistics and manufacturing complexes have been constructed here. Noise limits due to the proximity of the highway to Vienna and the D1 highway are close to the permitted limits for residential areas. Similarly, the limits for nitrogen oxides, particulate matter, and benzo[a]pyrene are affected due to heavy traffic. In 2010, an average of over 20,000 cars passed through daily, and in 2020, this is expected to rise to over 25,000 cars, with a quarter being trucks.
To minimize the impact on residential areas, the residential buildings will be situated as far from the highway as possible, with windows mainly facing the gardens. A publicly accessible park will be located in the center of the newly created complex, with grass covering the garage roofs.
