Šlapanice - Šlapanice in the Brno region have a new zoning plan after long ten years of preparation. Today, it was approved by the majority of the councillors. According to Mayor Michaela Trněná (Clean Šlapanice), it was approved in the form that the city leadership has long strived for. Above all, it was possible to reduce the area of buildable land from the originally planned 120 hectares to 30 hectares, she told ČTK.
The new zoning plan also marks the end of previous efforts by the development company CTP to build an extensive industrial zone in the southwest of the city. Most of the areas are beingreturned to the zoning plan as arable land.
The Clean Šlapanice association was established precisely based on the efforts of the previous city leadership to open up a massive area for CTP, and this year marks the end of its second electoral term in city leadership. The majority of the seven-thousand-strong town's residents were against this industrial zone, which would be located on the most valuable arable land.
"We have of course reduced the areas that we influence. This is not an area for the construction of high-speed tracks or for the bypass of Slatina. The zoning plan includes areas for various types of construction, and it is important that we do not expand construction into the landscape. We also propose routing the western bypass along the high-speed track," said Trněná.
The zoning plan is also an effective tool for regulating construction in the historical center. In the vicinity of Brno, as well as around other major cities, many investors and developers are buying older family houses and converting them into apartment blocks, or they are demolishing them and building new houses. "Due to these buildings and the increase in population, we are catching up with the needs and we will only be finishing the kindergarten," noted Trněná.
Thanks to the new zoning plan, it is also possible to gradually transform the area of the former sugar factory. This area had been designated for industrial purposes so far. However, the city is already preparing residential housing, a park, and civic amenities here after the completion of remediation.
The zoning plan has also managed to partially incorporate the Principles of Development of the Town of Šlapanice, which are more general guidelines that planners should follow during the construction or reconstruction of public spaces. They were created based on dissatisfaction with previous reconstructions.
