Prague - The new mayor of Prague 5, Daniel Mazur (Pirates), would like to continue negotiations with the Sekyra Group regarding the Smíchov City project at the site of the former freight station in Smíchov, Prague. As the mayor told ČTK, given the scale of the planned construction, the transportation in the area is not addressed. The extensive development, which includes a new headquarters for Česká spořitelna, is expected to gradually take shape over the next approximately 15 years on the brownfield site. The developer aims to start building the first buildings this year.


"There are still certain reservations that I have regarding this project, mainly concerning the transportation services," the mayor stated. According to him, the roads around the future project, particularly Radlická and Nádražní, deserve to be widened by one lane in connection with the construction. Even if the expansion were to be funded by the city, it would likely require a modification of the project. "From our perspective, it will really threaten, if I exaggerate, a traffic collapse somewhere around Dobříšská street," the mayor mentioned.

Mazur, according to his words, realizes that achieving further modifications may be problematic. The developer has already adjusted their plans based on the comments of the city district and residents. "The project is already quite advanced, so the maneuvering space on both sides is small," he noted. However, if the city council considers any changes desirable, it will try to advocate for them with the investor. This especially pertains to the more temporally distant stages of the project.

"We prefer a form of agreement, such as a memorandum," the mayor further stated. Prague 5 recently approved rules for establishing similar memoranda, in which developers non-bindingly promise concessions to the city, such as investments in infrastructure, in exchange for the municipality not obstructing their efforts. The city district has thus far signed three similar memoranda.

According to the developer's plans, up to 3,300 people could live in the new district near Smíchov station, with approximately 190,000 m² of space planned for services, shopping, and offices. The project includes a primary and nursery school and cultural centers. Construction is set to proceed from the bus stop Na Knížecí. In the premises of Praha Smíchov station, a terminal for buses and a park-and-ride facility are to be created.
