According to the investor, its cost is several hundred million crowns. Next to it, a parking garage will also be built, offering over 150 parking spaces in total. The building will predominantly feature offices on nearly 6,000 square meters, complemented by smaller shops and a café on around 600 square meters. According to Jiran, the investor has abandoned the intention from 2008 to build a hotel due to changed economic conditions in the market, as many hotels struggled to attract guests with the onset of the crisis. There has also been a sufficient amount of office space created in Brno in recent years, but it remains a promising market. The investor has already obtained a building decision for the original plan, but is now requesting a new one due to its redesign. "We should obtain it at the turn of the year. We believe that we can keep the anticipated schedule and complete the construction around mid-2016," said Jiran. The designer of the building is Atelier RAW, which is also considering a new solution for pedestrians who will be heading from Dornych through Plotní to Vaňkovka and vice versa. The Brno-střed city hall has previously viewed the project positively, as it can revive the former industrial area in a manner similar to Vaňkovka. At the beginning of the millennium, the area south of Tesco and the train station was dilapidated. Dorn is to be built on the site of already demolished houses, and a residential building at Plotní 15, which is still standing, is designated for demolition. The city also plans to relocate the tram line from Dornych to Plotní Street in the future.
