Brno - At the end of last year, 19.6 percent of office spaces in Brno were vacant, which is an increase of 2.2 percentage points compared to mid-year. In absolute terms, this amounts to 94,700 m², according to a press release from the Regional Research Forum. Meanwhile, last year, more new office buildings were added to the city, and more will be completed this year and also in 2016. However, the office space market is stagnating, said Jiří Maršálek, managing director of the development company Properity and builder of the AZ Tower skyscraper. In the second half of last year, the construction of two office buildings in the Technology Park was completed, offering a total of 5,600 m². Buildings are under construction that will provide 49,300 m². "This year, 27,200 meters could be completed, namely building O in the Slatina area and Spielberk Tower II," the report states. Next year, a multifunctional building called Dorn is expected to open between Dornych and Plotní streets. It will have 12 above-ground floors, with most of the space taken up by offices. The mentioned AZ Tower, which at 111 meters is the tallest building in the Czech Republic, still offers vacant spaces. "We have about 65 to 70 percent of office spaces occupied. There is currently a problem with renting. Although the market is saturated, new buildings are still being constructed. However, new companies are not coming to Brno," Maršálek said. According to him, companies that wanted to be in Brno already have established offices, and they can only be attracted by more favorable conditions. "The situation is somewhat stagnated for a while. How long it will last depends on the city, whether it wants to bring new companies to Brno and create conditions for them," Maršálek believes. The total area of office spaces in Brno is 482,400 m². Only buildings offering more than 800 meters are included, and buildings of the state administration are excluded. Four-fifths are in the so-called class A, the rest in class B. The price for the highest achievable rent per square meter remained unchanged since the first half of the year and was 12.5 euros (about 350 CZK) per month.
