Brno - This year, the investor CERE Invest wanted to start constructing the Edison administrative complex in Brno, nicknamed "caterpillar" due to its shape. However, given the current situation in the office and office building market, the project is undergoing slight modifications. It is now anticipated that preparatory work may begin by the end of next year, said project manager Tomáš Janas to ČTK.
    Next year, the investor plans to start a marketing campaign and search for potential tenants to whom the project is tailored. "This will be a task for an international real estate agency. What’s important is that we already have the zoning decision and we want to have the building permit next year," said Janas.
    Currently, one part of the archaeological survey has been completed at the site of the future building, which is located between Koliště, Cejl, and Vlhká streets, and the next phase will move closer to Vlhká street.
    Last year, the investor stated that the construction budget is around 650 to 700 million crowns. However, they are now considering that they might not need to build four underground floors, but only two. "We can incorporate the city’s requirements for parking and other aspects into two floors, so we are considering. Building four or two is, of course, a financial difference," said Janas.
    There is also a question of whether, in light of the excess supply of office space, the building will be purely administrative. "We will likely also reduce the space for shops and services. They should primarily serve the people who will work here. It will definitely not be a shopping center," explained Janas. He could imagine that the building could serve a bank or another financial institution.
    The building is set to have ten above-ground floors and offer 16,000 m² of usable space. The construction period is expected to be between 18 and 24 months. According to architect David Titze, the building should resemble Edison’s light bulb when viewed from Malinovského Square, while it looks like a caterpillar from a bird's perspective. At the same time, it should complement the surrounding buildings with gaps. The building will be primarily made of steel and glass, and photovoltaic panels will be installed on the roof.
    Next year, another multifunctional complex, the Dorn house, is expected to begin construction near this location, situated between Dornych and Plotní streets. The previously considered hotel will mainly be replaced by office spaces, and the building will have 12 above-ground floors. The investor is the company Camastro from Tišnov.
