Plzeň - Plzeň is preparing an attractive development area near the center on Cukrovarská Street. Currently, there is a depot for trolleybuses and public transport buses, which will be relocated next summer. The area, which includes nearly eight hectares along with neighboring buildings used by charity and a bus parking lot, lies between Radbuzou and Doudlevecká Street. It is intended to be primarily used for housing and offices. This is now the most valuable and coherent redevelopment area of city land in Plzeň, said Irena Vostracká, head of the city planning and development department, to ČTK.
    "The city has approached three studios to prepare a simpler development proposal. One of them will be selected in October and will be developed into a more detailed area study that should be completed around January and then discussed and finalized in the city council," she stated. The urban-architectural study is to propose the use of existing buildings that should be preserved due to their architectural value. For example, part of the garages for a repository of old public transport vehicles. The study will propose the structure of the development, i.e., the layout of buildings, public spaces, connections to Radbuzá, and even stairs to the waterfront. Additionally, it will propose the revitalization of a two-hectare neighboring area used by the city charity and the former Reodepony site, where buses are parked.
    Plzeň already has one area study from 2006, but it cannot be utilized. However, its author, the Mixuro studio, has been approached again. "In seven years, there have been several changes. More buildings are proposed to be preserved, more space is to be utilized towards the river, and the area has expanded to include buildings used by charity," Vostracká added.
    Before the planned relocation of the depot in July and August 2014, the city wants to understand the possibilities for future use. The study should also answer whether it would be appropriate to sell the entire area or part of it, and what necessary services and networks are required. The city hall needs to know about the developments in order to decide on the handling of the land and the conditions for sale.
    "The study should especially include a comprehensive view of the development of the area, proposals for the completion of a lively multifunctional environment, proposals for the architectural, volumetric, and operational relationships of the buildings, definitions of public space, proposals for basic principles of serviceability, traffic management, connections to engineering networks, and proposals for the phasing of development," said Technical Deputy Mayor Petr Rund (ODS).
