Plzeň - Plzeň has prepared the area of the former Světovar brewery for investors. In the spring, it will start offering parts of it to them. The development area, covering 5.9 hectares, is entirely owned by the city. The transformation into cultural facilities, apartments, offices, and spaces for commerce and services plans to preserve several historical structures. The processed study of the development and use is very detailed, said Irena Vostracká, the director of the city’s concept and development department, to ČTK today. "We are already coming up with an offer for investors. In the spring, we will have the area divided into parts, so that there can be more builders. They will also have to establish the required networks to the houses," she added. In the near future, reconstruction of the former bottling plant and lager cellars will begin, where a multicultural center and a city archive will be established by 2015. For the neighboring building of the brew house with the boiler room, there is a study for a Design and Lifestyle Museum for the Applied Arts Museum in Prague. "In the popular residential district of Slovany, this is the best development site," said Vostracká. The capacities of engineering networks have already been discussed, as well as the traffic solution for the area. Hundreds of apartments, including student and senior housing, could be built on two hectares, but within a horizon of 20 to 30 years. There is still a great demand for apartments in Slovany, she added. The area is surrounded by a lively residential neighborhood. The focus is on historically protected industrial buildings. There are eight independent development plots, for which a preliminary usage proposal has been developed. The city announced an architectural competition, which has been elaborated into a detailed study. "So, urbanistically and capacity-wise, the area is ready. Thanks to this, it has a great chance for complete redevelopment," Vostracká stated. The study divides it into smaller blocks, for which detailed conditions for redevelopment have been prepared, including the height of buildings, connections to networks, and transport. "It is almost at the level of an implementation project, so that the city can sell parts to developers," she added.
