Prague – To the west of the Prague housing estate Barrandov, a new development by the company Finep is set to emerge in the future, surrounded by a park. The company will buy the privately owned land for the park and hand it over to the municipal district. This is stated in the area study and the agreement between the municipal district and the company, which was approved today by the representatives of Prague 5. Based on today's decision, the city hall will submit an initiative to the magistrate for a change in the zoning plan that will allow the construction.
The study anticipates that the area between Holyně and the housing estate will feature residential buildings with five floors around the planned tram line, reducing in height towards the park. In addition, the document also addresses the area to the east of the housing estate; however, according to councilor Zdeněk Doležal (ODS), it is still unclear whether it will be possible to agree with potential investors on adherence to the study. Therefore, the municipal district will now submit an initiative for a change in the zoning plan only for the western part of the land.
Regarding the development of the western area, the municipal district has reached an agreement with the company Finep, which plans to build there. The approved contract between the city hall and the company obligates the company to follow the study during construction. "The city has agreed with the investor on their voluntary contribution, which is fulfilled through the purchase of land for the park," added Doležal.
Vladislav Dykast confirmed this on behalf of Finep. "We have already purchased some of the land, we will be purchasing others, and we will be handing them over to the municipal district," he said. In addition, according to the approved resolution, the company is also committed to participating in further infrastructure, such as the construction of connecting roads, tram lines, or sewage collectors.
Pavel Hecht from the association Za lepší Barrandov, who had reservations about previous versions of the study, appreciated the final shape and cooperation with the municipal district and the developer during the discussions. "We are glad that a compromise was reached," he said.
The panel housing estate was built in Barrandov in the 1980s. The development connects to the west with the original film studios and a villa district. The housing estate is separated from the original Barrandov by a four-lane road leading to Barrandov, which connects to the Barrandov Bridge. In 2003, a tram line connected the housing estate to the city center, with plans for its extension through Holyně to Slivenec.
