Zlín - The city of Zlín has revised its heritage preservation guidelines, which relate to the typical Baťa houses in the urban conservation area. For example, people will be able to make new types of extensions; the guidelines also concern the possibility of building a pergola or a shed, as well as the placement of solar panels. The heritage preservation guidelines for typical family houses are applied to so-called quarter houses, half houses, and single houses in the Letná, Nad Ovčírnou, Lesní čtvrť, Díly, Zálešná, and Podvesná districts, spokesman Tomáš Melzer informed ČTK today.


"Living in Baťa neighborhoods is increasingly viewed by residents as living in a family house rather than in apartment units, as was originally the case. Therefore, we wanted to create new conditions in a clear form that responds to the needs of the current era. The preparation of a territorial study and the update of the heritage preservation guidelines for these areas will help citizens gradually restore the densely built-up and heritage-protected area," said Mayor Jiří Korec (ANO).

"Thanks to these new guidelines, it will be possible to realize new types of extensions that more respect the original shape of the houses and especially improve the internal layout of the living spaces. They also specify the possibility of building a pergola or shed or placing solar panels. The goal is to preserve the unique character of the city of Zlín while allowing local residents to gradually regenerate the area and restore the order of spatial arrangement that is disappearing from the Baťa neighborhoods," the mayor added.

The guidelines are linked to the new Territorial Study of Zálešná and Podvesná. "It will serve as a basis for decision-making regarding the permissibility of construction projects in these locations of the Zlín Urban Conservation Area," the spokesman stated. "The purpose of the territorial study of Zálešná and Podvesná, developed by architect Pavel Šiška, was mainly to revise the types of extensions listed in the regulatory study from 1993 and propose new solutions. The study includes situational drawings with suitable types of extensions for each individual house," the spokesman noted. A new feature is the possibility of extensions for quarter houses in Podvesná.

The Department of Culture and Heritage Protection, in collaboration with the National Heritage Institute and the Office of the City Architect in Zlín, has prepared the updated guidelines for publication. "It happens that a project for building modifications is prepared by an architect or designer who previously had no experience with Baťa architecture and its specific constructions. This is often very evident in the projects and constructions being carried out. The newly issued guidelines with a catalog of details can thus be provided by the builder to their project designer, who will not have to come up with already verified solutions. As a result, the builder will save on design work and will have the assurance that the modifications will be in accordance with the conditions of heritage preservation," said Jindřich Nový, head of the Office of the City Architect in Zlín.
