Prostějov - Experts are preparing a concept for the further use of the main premises of the bankrupt Clothing Enterprise (OP) in Prostějov, which is intended to facilitate its planned sale. CTK received this information today from the insolvency register. According to an expert appraisal, the estimated value of the Prostějov OP premises, including administrative and production buildings, warehouses, parking lots, and other parts, is approximately 170 million crowns.
    
"As part of the preparation for the sale process of the main premises, a contract for work was signed with the company CAD projekt plus, whose subject is the development of an architectural concept for the use of the OP Prostějov premises," is stated in the minutes from the meeting of the OP creditors' committee, which met last week in Brno.
     The architectural concept should be completed in February. The insolvency administrator of OP, Miloslava Horská, is completing an inventory of the property so that before the sale begins, she has complete materials for potential buyers of the premises.
     The main production and administrative premises in Prostějov are vast and contain several production and administrative buildings, warehouses, a heating plant, a boiler room, and a railway siding. "A disadvantage of the premises is its energy intensity, which does not meet current standards. An advantage may be the availability of sufficient free space for potential further construction," noted experts from TPA Horwath Valuation Services, who prepared the expert appraisal of the OP property.
     The sale of the Prostějov premises outside of auction will be handled by the consulting company Knight Frank. The transaction was approved by the Regional Court in Brno. "A contract has already been signed with the company that will carry out the sale. The sale will start at the moment when it is prepared so that the presentation is complete and possibly alternative solutions are available," Horská told CTK. The court set several conditions for the sale of the main production premises of OP in Prostějov outside of auction. The most suitable offer must be selected, and the price must be paid no later than upon signing the purchase contract. This must be approved by the secured creditor.
     In a report to the Brno court, Horská calculated the total net income from the sale of the production premises of the former OP branches and land as of the end of last September at nearly 99 million crowns. So far, the highest amount of money the insolvency administrator has obtained for OP creditors was from the sale of the production premises in Uherské Hradiště, with a purchase price of 38 million crowns.
     This amount does not include the proceeds from the sale of custom production, which amounts to 58 million crowns. The payment also does not include 35 million crowns from the sale of OP production premises in Olomouc, Ostrava, and Drahany, as these transactions had not yet been completed in September. Horská recently requested the court's approval for the sale of more than twenty trademarks, including the flagship clothing brand OP Profashion.
     According to the insolvency register, there are 555 creditors claiming receivables from OP, who have requested a total of more than two billion crowns. The Prostějov textile company owes approximately 675 million crowns. Experts estimate the value of the company to be around one billion crowns. In the days when the Clothing Enterprise operated its subsidiary plants, it employed up to 10,000 people. After the declaration of bankruptcy in 2010, their number gradually decreased to several hundred.
