There are several legitimate approaches to its development. They are either evolutionary or revolutionary. Either the transformation totally erases the traces of previous use, or it integrates them. Prague has its own redevelopments (Josefov, Žižkov, etc.), but the evolutionary approach is more typical of Prague, to which it owes its diversity, colour and picturesqueness. The energy and costs invested in demolishing and clearing the site of traces of previous use are considerable. Is it not more efficient to invest in preserving the genius loci? Won't a surprising new quality emerge that accelerates other connections and impulses, something that is not usually the case in these kinds of projects?
In the case of the conversion of the former Ferona warehouse site, we have tried to extract the atmosphere, the scale, the spatial organisational order from the past function.
The area addressed is defined by the block between Vrbenská, Argentinska, Jankovcová, U Pergamenka streets. The existing industrial buildings enclose a triangular courtyard with an entrance from the northeast from U Pergamenky Street. To the southeast, a row of apartment buildings closes the block to Orten Square. To the northwest, the block is not clearly defined... the parcel is developed with warehouses and outbuildings. Adjacent to the warehouse building is a complicated parcel of former railroad siding. Building No. 1455 - an office building with a side warehouse and a gatehouse is declared a cultural monument. The investor's intention is to build a multifunctional complex with a predominantly residential function on the land in question.
Urbanistically, the entire composition is created in several steps and intended stages, based on the concept of the upcoming construction in 1932-33.
COMPOSITION OF THE BLOCK
The proposed project includes several key interventions to the urban structure and architecture of the existing site. The first step is to reinforce the contour of the block towards the north-west, i.e. towards Argentinská Street, thereby enclosing the waterfront frontage within the wider context of the surrounding area. Next, emphasis is placed on reinforcing the contour of the block and the corner between Jankovcova and U Pergamenka Streets, thereby strengthening the urban character of the area.
One of the important elements of the proposal is the transformation of the existing courtyard into a piazzetta, which will become a new public space with the potential to serve as a local centre. This space will be dominated by a heritage asset, namely the existing shop with side store and gatehouse, which will become the centre of gravity of this centre. A suitable socio-cultural function is sought to support its significance.
The next step is the completion of the original warehouse hall, where solitary houses are being designed into the existing skeleton, which together form a new composition of the space. This will create a so-called industrial garden, which includes a passage through the former warehouse towards the piazzetta and Vrbensky Street. The project aims to use the cleaned steel skeleton as a kind of "music sheet" in which a new "melody" is inscribed. The degree of authenticity while preserving the original structure will depend on the technical condition. After a detailed evaluation, the structure has been divided into several categories: parts will either be kept intact, dismantled and reassembled with modifications, or used in new contexts as structures for climbing greenery or pergolas. Degraded parts will be replaced by replicas, and some parts of the structure will be removed.
The exact locations and heights of each structure have been determined through detailed examination of building standards, legislative, property and technical requirements. The newly proposed buildings will be basemented to a depth of three underground storeys and the width of the wing will be approximately 20 metres. The height of the buildings will vary between four and eight storeys, respecting the height level of the surrounding existing buildings.
