The architectural solution is based on a simple structural motif of a grid of window openings integrated with glazed loggias belonging to individual apartments, which rationally influences the internal arrangement of the building's layout while allowing for adaptations while maintaining the existing appearance.
The mass of the object, which is close in dimensions to a cube, is situated on a base of the basement, which—due to the terrain configuration at the site—partially rises on the north side to a height of one floor above its level and thus defines the area of the garden; it is also further shaped by retreating the uppermost floors to the north and cantilevering at the entrance to the building. This responds to the urban context of the place (the covered forecourt of the entrance or the retreat and thus lowering of the main cornice towards Bulovka street).
The building includes a total of 39 apartments ranging in size from 1 to 5+kk, and there are 50 parking spaces in the basement.
