The residential complex named Senec Gardens is the result of the efforts of the development company NEP Partners, which boasts extensive experience from the United Kingdom, Sweden, and Denmark. The omnipresent harmony, energy-efficient standard of the new buildings, as well as the quality and speed of construction were also contributed by Ytong and Silka blocks.

They carefully search for and select locations suitable for building residential complexes that offer a new lifestyle.

Living amidst greenery

The developer has already embedded its core philosophy into the very name of the project, Gardens, promoting living in tranquility amidst greenery, in the Senec "gardens." The entire complex at the southeast edge of the Slovak city of Senec offered prospective residents three types of new builds to choose from – two to four-room apartments in three-story apartment buildings, three- and four-room Scandinavian bungalows, and plots ranging from 520 to 650 m² for family homes based on individual designs. The residential district is dominated by functionality, harmony, and greenery. The developer paid particular attention to ensure the overall appearance of the complex has a stylish and cohesive effect. The low-rise buildings in a modern style combine elements and materials – clean lines, pleasing shapes of buildings, flat roofs, large terraces, and balconies with glass railings. "We were pleased that local media reported very positively about our approach and that current residents are satisfied with the quality of living. It is a recognition of the work of a broad team of people who prepared the entire project." says Milan Smaho, project manager of NEP Senec Gardens, s.r.o.

Top-notch building materials and technical details enhance living comfort

The layout solutions of all new buildings are functional and well thought out. Among the materials and equipment, particular attention should be drawn to building materials such as Ytong and Silka blocks, with certified installations, brand-name boilers, and hot water storage tanks being standard, along with various types of energy-saving heating and above-standard insulation, allowing the residences in Senec Gardens to meet energy-efficient standards.

Milan Smaho appreciated the precise, high-quality, and fast construction with Silka and Ytong blocks: "The entire project took several years to develop, and during that time property prices in the Slovak market were rising. This led to high interest in housing, and we welcomed the ability to build the apartment buildings efficiently, quickly, accurately, and with high quality using these blocks. Moreover, Silka blocks added high acoustic comfort to the interiors of the new apartments, making our choice clear."

Developers' interest in fast and accurate construction is also met by the current large-format Ytong and Silka blocks

Currently, the offering from Xella is a step ahead – with the new large-format Ytong Jumbo blocks, it is possible to build an area eight times larger in one go compared to the classic blocks used in Senec. Ytong Jumbo elements are used for load-bearing and non-load-bearing external and internal walls, stiffening, infill, and fire walls of low-rise and multi-story buildings. Large-format blocks are laid mechanically using small cranes with mounting self-locking tongs. As performance increases, labor demands decrease. And when an investor or their designer is interested in load-bearing walls with high load capacity and excellent acoustic properties, they can choose large-format lime-sand Silka Tempo blocks.
