In the autumn of last year, KOMA Modular completed a unique project of a rooftop extension made from large-volume modules. This is the first extension of this type in the Czech Republic in an industrial zone, demonstrating a way to expand buildings when there is a lack of available space or other restrictions of the existing building.

KOMA has experience with this type of extensions using large-volume modules from foreign projects, primarily focusing on new spaces in hospital complexes. In hospitals, as well as in other operations, the undeniable advantage of this method is its speed and particularly minimal dust and noise. The installation of the modules practically does not disrupt the normal functioning of the existing space, allowing all operations to be maintained. This method can also help in cases where traditional extensions are not feasible for static reasons.

The extension of the office building in the Barum Continental complex in the Moravian town of Otrokovice combines 24 modules of various sizes, the largest of which has a floor plan of 12 x 3 m. The combination of large-volume modules allowed for the creation of a quality internal layout according to the client’s requirements without significant limitations. The interiors of the extension meet the usual standards of modern office buildings. The positive feeling from the internal environment is enhanced by arched internal walls in the hallways along with glass partition walls. The chosen basic color scheme in white and gray combined with wood decor used in the relaxation zone creates a fresh and friendly atmosphere. Thermal comfort is provided by underfloor heating throughout the area of the extension. Compliance with the required fire resistance of the glazed walls and other structures is a given. The external façade of the extension is made of aluminum panel cladding.

The modular extension functions structurally as an independent object, with the only connecting point being the internal staircase, which ensures comfortable movement for employees and other persons within the entire office building. After the necessary construction preparations, KOMA installed the module without a floor, creating a continuation of the communication space from the existing building. The inserted staircase with steps made of gray granite corresponds to the chosen color scheme of the interior.

The complete final installation of the individual modules took two months, while the production of the modules themselves took four weeks. The solution of the extension using large-volume modules thus confirmed the advantage of this method, especially considering its low time requirements.
