The term premium housing is increasingly being associated with residential projects or apartment buildings nowadays, but not all of them fulfill the meaning of these words in the true sense. One of the successfully completed constructions of this year, which is an ideal example of premium style housing, is the Kavčí Hory Residence. The residence, located in an attractive area as the name itself suggests, Prague 4 – Pankrác, brings a new perspective on family living. In addition to a beautiful view of nature or the panorama of the Vltava River and Prague Castle, this luxury apartment building also offers an unconventional view of itself. The designers focused primarily on generous solutions of light and space, on the connection of luxury and modern style with natural elements, and on the overall harmony of the project with the character of the surrounding landscape. One of the important natural elements of the residence became the two-layer wooden floor coverings supplied by Kratochvíl parket profi, s.r.o., an importer and distributor of flooring materials with an international reach. 

The Kavčí Hory Residence consists of two buildings: the architecturally sophisticated Building A and the smaller Building B. The 12-story main Building A immediately captures attention primarily due to its unusual transparent opening, which ensures a seamless continuation of the neighboring natural park into the greenery of the villa district gently sloping down to the Vltava. The freshness, airiness, and spaciousness of the building are enhanced by the combination of natural stone on the facade with glass surfaces. The luxury of the exterior is also contributed to by exotic woods like Massaranduba with an oiled surface on the terraces.

The dominant element of every interior undoubtedly consists of floor coverings, and the same applies to the individual apartments of the Kavčí Hory Residence. “The two-layer wooden parquet produced in Switzerland, which we supplied to most apartments of both buildings in the residence, around 5,000 m² of covering, meets high demands not only for design and quality but also for the stability of the floor during long-term use,” explains Miroslav Drahovzal, regional sales manager at Kratochvíl parket profi. The two-layer wooden covering with a top 2.5mm wear layer made of noble wood was supplied in a total of six different wood decors: oak, iroko/kambala, and American cherry. “All the coverings we supplied have a surface treated with high-quality matte lacquer in several layers to ensure easy maintenance. The selected decors offer a stained and brushed surface or beveled edges, which provide the covering with the option of installation in various types of interiors. The structure of the woods among the individual decors ranges from uniform and calm to very lively and vivid with knots,” adds Miroslav Drahovzal.

Multi-layer coverings are generally more stable and resistant to shrinkage, cracking, or bending compared to solid wood floors. “Individual boards measuring 1250 x 100 mm and a total thickness of 9.2 mm were glued to the cement ground throughout the area using high-quality and proven BONA R850 adhesive,” specifies Karel Rieger, owner of the Rieger, s.r.o. flooring company, a business partner of Kratochvíl parket profi, adding: "This special adhesive can bridge moisture differences that are particularly hard to avoid in new buildings. Excessive moisture in the substrate material could have negative impacts on the quality of the flooring installation and consequently on the covering itself.” If customers did not choose from the standard offer of wooden floors, they could of course opt for individual selection. They had access to the assortment of the Rieger flooring studio in Holešovice, whose main supplier of wooden multi-layer coverings is KPP. For a perfect and cohesive look of the covering, the floors were equipped with perimeter skirting boards in matching shades.

As another standard element of high quality in the interiors, we mention, for example, the tiles and coverings from the brand Villeroy & Boch, luxuriously designed kitchen units with Miele appliances, underfloor heating in the bathrooms, and switches and sockets from Schneider Electric. In deciding the layout of the apartments, the designers from the architectural office A.D.N.S. paid particular attention to ensuring sufficient privacy for the residents of each housing unit, spacious living rooms with dining areas, and a top-equipped kitchen center. The majority of larger apartments offers, for example, two bathrooms or spacious wardrobes and additional storage spaces. Each apartment includes a terrace or balcony, and ground-floor apartments are equipped with their own front gardens. The luxury of each apartment unit is also complemented by spacious fully-glazed windows in aluminum frames with external blinds.
The residents’ satisfaction is further enhanced by an entrance hall with a permanent reception service, a modern monitoring camera system for ensuring security, a private fitness center, or three underground levels with parking and cellar compartments, all with barrier-free access. The pleasant exterior environment is further enhanced by the Central Park on Pankrácká Plain in close proximity to the residence and the nearby Kavčí Hory area, an ideal place for relaxation, leisure, and sports. The view of the Vltava or the already mentioned Prague Castle should not be overlooked either. Good transport links and civic amenities are a given.
