Inter-apartment walls made of drywall? Why not. Rigips has them and calls them security partitions. While maintaining all the advantages of dry construction systems, such as low weight, high acoustic insulation values, and fire resistance, and last but not least, speed of construction, Rigips security partitions offer safety against unauthorized intrusion compared to standard systems, along with space and financial savings.


Inter-apartment walls (i.e., walls between two apartments or between common areas of the building and households) must meet certain requirements for acoustics and fire resistance. If the acquisition costs of these walls are lower, and the wall itself is narrower while maintaining all parameters, it allows for better floor area utilization and increases the valuable area of the apartment. These are certainly not negligible advantages. Let us take a closer look at some technical parameters of selected types of inter-apartment walls.

Fire Safety

According to ČSN 73 0802 Fire Safety of Buildings - Non-Production Buildings Article 8.1.2, the required fire resistance of fire walls on above-ground floors is: 60 minutes for the IV level of fire safety of the fire section, 90 minutes for the V level of fire safety of the fire section. Each apartment in residential buildings is considered a separate fire section (see ČSN 73 0833 Fire Safety of Buildings - Buildings for Residential and Accommodation).
The fire resistance for both IV and V levels is met by Rigips and Duragips safety structures as well as masonry partitions.

Acoustics

The requirement for the weighted sound insulation of the wall: R´w = min. 52 dB (according to ČSN 73 0532 “Protection Against Noise in Buildings”)
In contrast to a single layer of porous concrete blocks, Rigips and Duragips safety partitions meet the air sound insulation requirements for inter-apartment walls.

Wall Thickness and Construction Costs

There is no standard that defines the ideal wall thickness or construction costs. However, we live in a market economy where every extra centimeter plays its role and every additional koruna earned is appreciated.
Rigips and Duragips safety partitions have significantly smaller construction thickness than masonry partitions with comparable parameters. They allow better use of space and primarily offer an increase in the area of the apartment, which is key to significant economic benefits.

Example:

To illustrate, we present one example of cost savings when designing a Duragips 3.38.02 partition compared to a solid masonry partition.

In the calculations, we consider an average apartment in the Czech Republic with an area of 68 m² and an average length of inter-apartment walls of 15 m.

Cost of Duragips partition with a thickness of 126 mm (no plaster needed) 1,160 CZK/m²

Cost of a masonry partition made of brick blocks with a thickness of 300 mm including plaster 1,770 CZK/m²

Price difference for a partition height of 3 m in favor of the Duragips partition 1,830 CZK/bm

Total price difference in costs for acquiring an inter-apartment partition for this apartment unit: 27,450 CZK (1,830 CZK/bm x 15 m)

Using the Duragips partition increases the area of the apartment by approximately 2.6 m². The economic benefit of these precious 2.6 m² can be easily calculated depending on the location and market value of 1 m² of apartment space.
