Znojmo – The area under the City Forest in Znojmo, near the city center, will come to life with the construction of apartments and family houses. The city representatives approved the investor for the new residential quarter on Monday. The municipality will receive 96 million crowns for the land covering almost 40,000 m², which is 60 million more than the minimum purchase price. The city's spokesperson, Zuzana Pastrňáková, informed about this in a press release today.
The representatives approved the winner of the tender and the basic conditions. The complete wording of the purchase agreement will be voted on at the next meeting. "We want a new satellite to emerge here that will fit beautifully into this locality. The investor is to offer attractive housing with all civic amenities and sufficient green space," stated Mayor Jan Grois (ČSSD).
In the area under the City Forest, 246 low-energy apartments are to be built in six five-story apartment buildings, with over 400 parking spaces planned. Additionally, 36 family homes are to be constructed with a reserve capacity of 20 parking spaces.
The tender for the sale of the land, which five companies applied for, was won by the company Joka Moravský Krumlov. "Our proposal for the zoning study does not require any relaxations from the required values or currently valid standards and legal requirements. On the contrary. Whether it's about a sufficient number of parking spaces beyond the legal requirements, the quality of public space, water management, sunlight, and noise insulation of the apartments, or the size of the houses and apartments," said company manager Ivoš Bazal.
The built-up area is to constitute 17 percent of the land area, with 34 percent designated for greenery. The remaining area will be public space and paved roads. The first phase could begin in three years. The developer expects that by then, they will have a building permit for the entire area. According to the contractual conditions, the deadline for issuing the building permit for this area is somewhat longer, at five years from the acquisition of ownership rights to the land. A condition for deciding on the use of the given area is the preparation of a territorial study, which will be based on the zoning study submitted by the investor.
