Ostrava – Construction of the residential building Nové Lauby should begin in April in the center of Ostrava. It will be built by a private investor, and the construction could be completed within three years at the latest. The city plans to buy back part of the apartments and parking spaces. This was stated by Mayor Tomáš Macura (ANO) to journalists today.
The city has been preparing the project for more than four years. In the end, it decided to collaborate with a private investor for the construction. The reason was the desire to share the costs of building the facility, and the city also anticipates that this approach will speed up the construction process. "We have complete project documentation available. We have a building permit, and we have selected a contractor for the construction," Macura stated. The facility will be built by the association BBB Nové Lauby, which includes Bystroň Group, BBP Stavby, and construction company BAK.
"We are selling the land to the investor along with the complete project documentation, including the building permit. The investor will also pay us for the necessary archaeological survey conducted. This payment will be made to us right at the beginning of the business model. After the construction is completed, the city will purchase 31 apartments from the investor, which is more than a third of the total number of apartments, and 119 parking spaces, which is more than two-thirds," said Macura.
The investor is expected to pay the city over 65 million crowns for the land and other aspects. The city will then pay 252 million crowns for the purchase of apartments, parking spaces, and additional accessories.
The new building with five above-ground floors will create 85 apartments ranging from 1+KK to 4+KK, underground parking with 173 spaces, and commercial spaces. The construction costs are estimated at 487 million crowns excluding VAT. The structure will be located in a gap site that was previously built on. A block of buildings was demolished in the 1960s due to poor technical conditions.
