Prague – The development company Sekyra Group has obtained a non-final territorial decision for the construction of the southern part of the new Smíchov City district in Prague 5. This was reported by ČTK based on the official notice board of Prague 5. Parties involved in the proceedings can still appeal against the decision. The company began construction of the northern part of the extensive project last year, while the southern part will include the headquarters of Česká spořitelna, office buildings, and a hotel with shops.


The southern part of the new district will consist of four buildings for the new headquarters of Česká spořitelna, three additional office buildings, and a hotel. The construction will include two new parks. According to the document, no objections to the request for the territorial decision were submitted by any parties involved, and representatives of the public did not send any statements either. The territorial decision was issued by the authority on August 3, and the parties involved can file an appeal within 15 days of its delivery.

The company began constructing the northern part of the project last year, which will mostly consist of residential buildings. In total, nearly 400,000 m² of residential, administrative, commercial, and public spaces, including a one-kilometer pedestrian boulevard, are expected to be developed between Smíchov railway station and Na Knížecí.

Prague 5 plans to build a school in the new district, for which, according to a preliminary agreement, it should receive land from the developer. The development of the district is also linked to transport infrastructure, the largest of which is the transport terminal at Smíchov railway station. A bus terminal will be constructed on the rooftop of the current train station, which will be relocated there from Knížecí. The city hall is now preparing the project documentation.

Besides Smíchov City, Sekyra Group is also building the new Rohan City district at the boundary of Karlín, Invalidovna, and Libeň. Another investment is the Žižkov City project, where the company plans to build on part of the land of the former freight railway station. The company is also preparing projects in Čakovice and Opatov.
