She claims that the area cannot accommodate an additional four eight-story apartment buildings, especially due to the traffic on the roads. Additionally, city council member Martin Ander (SZ) pointed out that architects evaluated the potential for further development in Lesná and Majdalenky in a recent study commissioned by the municipality. They proposed only four-story buildings. "Now we are learning that the study is sitting in a drawer, it is not being used in specific land use planning, even though it was discussed with the people and the district approved it," he said.
However, the municipality's spokesman defended the officials' decision by referring to an earlier resolution from the Brno-sever district. Local councilors agreed a few years ago that the building would be higher than the originally planned four floors. They approved an increase in the so-called floor area ratio. However, according to Hofmannová, the then mayor Leo Venclík (ODS) told councilors that the building would be higher "by one to two floors". Therefore, they approved the change. When they later found out that the ratio allowed for a much taller building, they revoked the resolution and adopted a new one. However, the municipality did not respond to it.
Žára stated today that the investor is planning a shorter building than originally proposed. The increased ratio allegedly allowed for the construction of even a sixteen-story building. However, since the investor changed the plans and lowered the building, according to Žára, there was no reason to ask the district for consent again. "We did not neglect anything," he said.
