Prague - The Prague City Hall is selling the dilapidated Community Courtyard at Haštalské Square in the first municipal district for 114 million crowns. The sale to the company Konstruktiva Konsit was approved today by the council. The investor will restore the historic buildings in a state of emergency and will build a new apartment building there. In the renovated historic buildings, there will be 15 apartments. Eight will be in the new building. Mostly, these will be apartments with an area of over one hundred square meters. Smaller shops will be located on the first floor. The reconstruction costs were previously estimated at 170 to 250 million crowns. A building permit has already been issued. The company will build fifty underground parking spaces on the premises. One fifth will be used by disabled individuals. A small park with a water area, accessible to the public, will also be created in the area. The city hall tried to sell the buildings two years ago. The bidder with the highest offered price of 111.6 million crowns eventually withdrew from the competition. The city ultimately canceled the selection procedure. In the current competition, applicants had to offer at least the highest amount from the previous selection procedure. Eight candidates applied. A law firm assessed the four highest bids in terms of whether they complied with competition conditions. According to the lawyers' statements, only Konstruktiva Konsit fulfilled them, which also offered the most money. The Community Courtyard once served as the base for firefighters and municipal services. In the last century, part of the premises went to the heating plants, which the city reclaimed in a court dispute. In August 2002, the buildings were affected by a flood. Since then, they have been essentially vacant. Originally, the Old Town Community Courtyard was a late Gothic building built in the 16th century. Additional wings were created later. The current appearance of the complex dates back to the mid-19th century.
