Praha will continue the preparations for the renovation of the Opatov hotel and the market

Prague – The Prague City Hall will continue with the project to renovate the Opatov Hotel in the South City and the Old Town Market in Prague 1. Officials canceled the projects in recent weeks due to the high price offered by bidders in the tender. Today, Prague councilors charged city leadership to continue with the project based on the opposition's request. The reconstruction of the hotel and the market has been discussed for several years.


The renovation of the high-rise building near the Opatov metro station was approved by the City Hall in 2018, and that same year a tender was announced for a construction company. The originally estimated price for the renovation was 550 million crowns excluding tax. However, a bid of 688 million crowns arrived in the tender. The councilors instructed the officials to take steps leading as quickly as possible to the repair and the creation of affordable housing.

The original plan included 323 smaller apartments, which does not align with the city's housing policy. The City Hall thus had the project revised to 275 apartments, but this change would mean further complications. Along with the higher price, this led to the initial decision to cancel the plan.

Councilors are also to continue with steps leading to the repair of the Old Town Market. The heritage-protected building from the late 19th century is located between Rytířská and 28. října streets. In this case as well, the plan was canceled due to the high offered price, with an estimated price of 366 million crowns excluding VAT according to the specifications, but the final price from the two submitted bids was 429.9 million crowns excluding tax.

The councilors have been instructed by the representatives to prepare a plan for what to do next with the hotel and the market. They should then present it to the council for discussion.
