Brno – The New Dornych project, which the development company Crestyl plans to build on the site of the brutalist building of the former Prior near Brno's main train station, has received a building permit. The development company informed about this in a press release.
"The building permit is a milestone for us in the preparation of the entire project. Following its acquisition, we are now addressing the procurement procedures for contractors. By summer, we hope to make significant progress with all preparations, while we do not want to close the existing shops before the builders are ready to start work. The current timeline thus anticipates that the closure of the existing building and its demolition will take place in the autumn of this year,” stated Jaromír Krb, the development director of Crestyl.
A partially covered public space and six buildings, the tallest of which will have eight floors, are set to be created in the area next to the main train station. The connection to the underpass under the main station will remain, as will the footbridge over Úzká street. The passage from the station to Vaňkovka will be preserved even during construction. About 75,000 people pass through here daily.
The development company also already has its first major tenant. The EUC Clinic will occupy an entire building with an area of 6,000 m². In addition, 5,000 m² of ground-floor space in the new buildings is expected to be occupied by restaurants and cafes.
"We want to include a wide range of culinary concepts – various bistros, restaurants, bars, cafés, food trucks, traditional pubs, as well as takeaway food options. The rich selection will satisfy not only office users but also shoppers, or residents from the rental housing project,” added Lenka Preslová, the commercial director for commercial real estate at Crestyl.
There will be 186 rental apartments in the new buildings, complemented by 26,000 m² of office space and 27,000 m² designated for shops.
The buildings are expected to be environmentally friendly, which includes, for example, the use of rainwater for flushing toilets and irrigation; there will be energy-efficient lighting in the buildings, and there will be charging stations for electric cars and bikes in the garages and bike storage areas. The total investment is expected to exceed seven billion crowns.
