"I would like to present the new zoning plan to the councilors for information and study at the beginning of July. In the meantime, during the summer, the legal process will conclude. If there are no comments or complications, we would like to approve it at the September council meeting," he stated. According to the deputy mayor, there is very good cooperation with the developer, the Prague firm Aulík Fišer architekti. "They have a very realistic view of it," Chroust said. The new zoning plan will not only relate to the city, as in the past, but also to the integrated municipalities. The current zoning plan has been valid since 1994, but since then the city has approved 17 amendments. "After all the changes, it has become a kind of patchwork," the deputy mayor said. The city selected the developer at the beginning of last year, and intensive work began last June. Older zoning studies are being utilized in the creation of the new plan. The city and the developer agreed on a logical structure to clarify the priority of areas. "I hope the plan will create a basic framework for the development of the area, so that people can navigate in Klatovy," Chroust said. There will be areas designated for housing, where business activities, including locksmith workshops, will not be permitted. Furthermore, the new document will define the urban and rural development of 25 integrated municipalities. In urban and rural development, business activities may be permitted, Chroust said. "We are trying to make it a realistic document. Therefore, in some cases, we have narrowed down development areas because the previous ones we were unable to fill. For some from 1994, the expectation of where Klatovy would develop has been met by about ten percent," he said. The new zoning plan, for example, narrowed the development area towards Točník, where everything along the road was supposed to be buildable. The zoning plan respects the long-planned eastern bypass of Klatovy, a pivotal city project that the Road and Motorway Directorate is still working on as the future investor.
