In the past, the city had some areas remediated, but according to the mayor, this was at a level for industrial production and not for apartment construction, which could be up to ten times more expensive.
"A large portion of landowners has the impression that the regulatory plan is too restrictive," Jiránek told ČTK. According to him, property owners are also bothered by ambiguous formulations. Furthermore, other companies have reached out to the city that would like to do business in the area.
The regulatory plan for Vojtěšská huť addresses an area of 113 hectares, the location is also known as Koněv. In the 19th and 20th centuries, metal production operated here, and currently, entrepreneurs run dozens of companies. Nearby, there was a younger Poldi steelworks that operated for several decades.
Kladno's zoning plan, which sets the limits for development, is supplemented by a total of four regulatory plans. In addition to Vojtěšská huť, they concern the city center, the area around Štechova Street, and the neighborhood of Podprůhon, which is one of the oldest parts of the city. The purpose of the regulatory plans is to clarify the conditions for potential investors, to establish limits for construction, for example, to protect historical buildings, and to ensure greater clarity regarding the possible use of the area.
