While the first phase includes only residential buildings, the second phase plans to include, in addition to 31 buildings with 414 apartments, also a kindergarten for four classes, according to a document on the EIA Information Portal.
While the first phase connects to the end of the existing road that was intended to service the factory, the second phase will expand from the north and northwest. The developer already has the zoning decision for the first phase. The plan is to build various types of houses, from standard apartment buildings to more luxurious villa houses with their own gardens. The apartments will range from small studio apartments to large four-room apartments. They are expected to meet current parameters for sustainable living, with photovoltaic panels planned for the roofs and several roofs intended to be green. The infrastructure is also to be designed for the use of rainwater.
There are to be 600 parking spaces, which means 1.5 spaces per apartment, the vast majority underground, with only a few dozen spaces on the surface. Future residents will practically not be able to do without a car, as it is a very isolated location, from which it is necessary to drive a kilometer along the road to reach Jedovnická Street, which leads to Líšeň or Vinohrady.
Although the developer assumes that a bus line will serve the residential complex, it must be provided by the transport company at the request of the city or its district.
Considering the number of apartments, this is currently the second largest development project in Brno after Nová Zbrojovka, which is being developed by CPI Property Group.
